    Prince Andrew is leaving Windsor Estate. Why wasn't he given another property on the grounds?

    Prince Andrew's eviction from his mansion in Windsor Castle is the latest part of a reshuffle of royals around the estate's grounds. Here's where everyone lives.


    After more than two decades living at Royal Lodge in Windsor, Prince Andrew has been served a formal notice to surrender the lease.

    King Charles III's decision to strip his brother of his titles and evict him from the 30-room mansion is the latest news in the royal property shuffle.

    The former prince, who will now be known as Andrew Mountbatten Windsor, will be moving some 225 kilometres north-east of Windsor, away from senior royals, to Sandringham Estate.

    So why wasn't he given another property on Windsor grounds, and who actually lives where on the estate?

    Here's what we know.

    Windsor Castle

    Who lives there now: King Charles owns it, but nobody lives there

    Windsor Castle is the oldest and largest inhabited castle in the world.

    It boasts more than 1,000 rooms, including 52 bedrooms and 78 bathrooms. Many staff live on-site.

    But no royals live at the castle today.

    Instead, it is used as an official royal residence and venue for major state occasions, such as the recent state visit of US President Donald Trump and his wife Melania.

    It was among the late Queen Elizabeth II's most cherished homes, where she spent the majority of her private weekends.

    Royal Lodge

    Who lives there now: Andrew Mountbatten Windsor and Sarah Ferguson, but not for much longer

    Mr Mountbatten Windsor has been living at Royal Lodge for more than 20 years.

    The 30-room mansion features a gardener's cottage, seven bedrooms, and a so-called gothic saloon.

    But he didn't own the sprawling property, he was renting it from the Crown Estate after signing a 75-year lease in 2003.

    The deal has been hotly scrutinised, with the UK media outlets reporting his rent was described as a "one peppercorn (if demanded)" per annum — which effectively meant paying nothing.

    But as of this week, that arrangement is no more, with Mr Mountbatten Windsor told to surrender the lease and move to private accommodation.

    Convicted paedophile Jeffrey Epstein, his accomplice and convicted sex trafficker Ghislaine Maxwell and film producer and convicted sex offender Harvey Weinstein were photographed together visiting the lodge in 2006 as guests for Princess Beatrice's masked ball 18th birthday celebrations.

    That was two months after a US arrest warrant had been issued for Epstein for the sexual assault of a minor.

    It's understood Mr Mountbatten Windsor's ex-wife, Sarah Ferguson, 66, will also move out of Royal Lodge and make her own living arrangements.

    Until this month, Ferguson kept the title Sarah, Duchess of York.

    But she reverted to her maiden name, Ferguson, after the former prince was stripped of his Duke of York title.

    For their daughters, Beatrice and Eugenie, there is no formal change.

    Adelaide Cottage

    Who lives there now: Prince William and Princess Kate

    The Prince and Princess of Wales have been living in Adelaide Cottage since August 2022 with their children George, Charlotte and Louis.

    During their time at Adelaide Cottage, Kate revealed her cancer diagnosis in March last year.

    She told the public it had been an "incredibly tough couple of months" for her family.

    The princess, who had been receiving treatment for cancer, confirmed she was in remission in January.

    Forest Lodge

    Who's moving in: Prince William and Princess Kate very soon

    The Royal Lodge, the house Mr Mountbatten Windsor will soon leave, is just a short walk from the Prince and Princess of Wales' new "forever home".

    William and Kate are set to move into Forest Lodge in Windsor Great Park, an eight-bedroom home which is just 2.15km from Royal Lodge.

    Their move has been characterised as a "fresh start" after a difficult period that included the princess's cancer diagnosis and treatment in 2024.

    A royal source told the BBC "it's an opportunity to leave some of the unhappy memories behind".

    The property has been described as "suitable for a future king". Reports suggest Forest Lodge is intended to become their permanent home, even when William becomes king.

    Ahead of their arrival, about 60 hectares of land surrounding the lodge was permanently closed off to the public for the family's security.

    Some locals described that as a "kick in the teeth".

    William and Kate are reportedly funding the move privately and will pay market rent on the property.

    The family's relocation is due to take place before Christmas, which means disgraced uncle Mr Mountbatten Windsor will be their near neighbour for a short while, given Buckingham Palace has said his move will be after Christmas.

    Frogmore Cottage

    Who lives there now: It remains vacant since Prince Harry and Meghan left the UK

    Frogmore Cottage was given as a wedding gift by Queen Elizabeth II to the Duke and Duchess of Sussex, Prince Harry and Meghan, in 2019.

    After stepping down from their royal duties in 2020, they moved to California to forge new lives and careers.

    They also agreed to pay back the 2.4 million pounds ($4.2 million) of taxpayers' money that was spent renovating the house.

    The Sussexes said that they would be keeping Frogmore Cottage as a UK residence "so that their family will always have a place to call home in the United Kingdom".

    But this all changed when the king asked the pair to vacate the property in March 2023.

    King Charles offered the house to Mr Mountbatten Windsor, but he declined.

    In light of the news he'd been asked to leave Royal Lodge, royal biographer Robert Hardman assumed a move to Frogmore Cottage could have been on the table once again.

    "But no, he's off the estate, he's out of Windsor, he's out of royal Berkshire — he's been sent up the M11 to the royal equivalent of Siberia to sit in Sandringham for the rest of his life," Mr Hardman told the BBC.

    "This is — some might say brutal, others might say definitive."

    Royal experts say they think the King would have wanted to put some distance between himself and the former prince.

    2015–2019

    Janaury, 2015: Allegations Prince Andrew has sex with a minor made public as part of a lawsuit against Epstein 

    January, 2015: Daily Mail publishes story identifying Virginia Roberts as the victim in the case, including details of the night of the alleged offence

    July, 2019: Epstein arrested on sex trafficking charges 

    August, 2019: Epstein found dead in his jail cell

    November 16, 2019: Prince Andrew gives lengthy interview with BBC denying sexual abuse allegations, saying he does not sweat, that he cut off contact with Epstein in December 2010 and questioning the legitimacy of the 2001 photo

    November 20, 2019: Prince Andrew steps back from public duties "for the foreseeable future" because his relations with Epstein became "a major disruption"

    2021–2025

    September, 2021: Prince Andrew served with sexual assault civil lawsuit papers, lodged in the US by Virginia Giuffre

    February, 2022: Prince Andrew reaches a settlement with Virginia Giuffre in her civil case, agreeing to donate to her victims' rights charity 

    September, 2024: Prince Andrew told to pay for the upkeep of the 30-room Royal Lodge mansion he rents from the Crown Estate if he wants to keep living there, the BBC reports

    December 14, 2024: Prince Andrew says he "ceased all contact" with an unnamed businessman accused of being a Chinese spy

    February, 2025: saying "we're in this together" and "we'll play soon" from a member of the royal family — who British media says it's believed was Prince Andrew
