Auckland looks to be bearing the brunt and the benefits of record high net migration

Stats NZ data shows a net migration gain of 128-thousand-900 in the year to October.

Aspire Property managing director Mike Atkinson says more than half of those people end up living and renting in Auckland, where most jobs are.

He says rental properties in Hamilton and Tauranga have also been filling up quickly.

Queenstown has seen eight-percent population growth in the last year.
